PRODUCTION TRIM & MILLWORK · OXHAVEN · BUILDER CREWS WELCOME

Trim packages that close on schedule.

Rakestraw is the trim sub your superintendent stops chasing. We mill our own stock, price by the unit before frame-up, and deliver in install order — numbered, wrapped, one drop per floor. Two-person crews, one walkthrough, punch list empty the same day.

Scope

What a trim package actually includes

Millshop, not just a truck

Our own molder, a rack of 41 profiles, and stock milled while your drywall dries. What arrives on site is already cased-length, coped and numbered.

Delivered in install order

One drop per floor, wrapped and stacked by room and sequence. The crew starts at door one and walks forward — no lumber pile, no hunting, no backtracking.

One walkthrough, closed

Two carpenters stay on your package to the end. The walkthrough card is emptied the same day it is written — the painter signs a clean card or we are still there.

Built for your superintendent

Trim is the last trade on the critical path and the first to be blamed for a slipped close. We work the other way: unit prices locked at contract, a delivery calendar keyed to your framing dates, and a two-person crew that stays on your job until the walkthrough — not until something bigger calls.

The unit price is the price

The card below is the card on your contract. Quantities change; unit prices do not — no re-quote at rough-in, no fuel surcharge, no “market conditions” between frame and finish.

Two carpenters to the end, then one walkthrough. The list is emptied before the truck loads.

Process

The rhythm, keyed to your calendar

We hold a delivery date the way a framing crew holds a crane date. The superintendents who use us book trim at contract signing — the ones who book at drywall get the calendar that is left, and it is still usually enough.

Third house with Rakestraw on the trim. I stopped putting a trim contingency in the schedule — they have never given it back to me late, and the walkthrough card is the only one my painters do not write on.

Do you work for homeowners, or only builders?

Both, but the machine is built for builders. A homeowner booking one package gets the same unit card, the same numbered delivery and the same walkthrough — the only difference is you are the superintendent, and we treat that as a real job title.

What do you need from our plan set?

Door and window schedules, finish schedules, and the stair section. From those we count units, price the package and hold the delivery date. If your plans are still moving, we price against the current set and re-count at frame-up — prices hold, quantities follow the drawings.

Who handles paint?

We install, fill and caulk ready for your painter’s best coat. Stain-grade packages we finish ourselves at the millshop — three coats, flat, before the wood ever sees your job site.

How do change orders work?

By the unit, off the same card. An added opening is one more line at the contract price; a deleted one comes off. No minimums, no re-pricing, and every change is confirmed on paper before the next delivery.
