Drives & aprons that shed water
Five inches of 4,000-psi over six of compacted aggregate, pitched to carry runoff away from the foundation and toward the swale the drawing names. Rebar at eighteen inches on centre, control joints sawed within twelve hours on a ten-to-twelve-foot grid, broom or exposed finish. The grade is the warranty’s first paragraph.
Curbs, gutters & valley walks
Municipal-spec curb and gutter runs, valley gutters at the farm crossings, and walks set to the door casing and the culvert headwall alike. Detectable warning fields where the route crosses a drive; rail cores sleeved before the pour; everything shot to grade with the transit, not the eye.
Slabs, shed floors & pump houses
The working flatwork the plain depends on: machinery sheds with six-inch slabs and fibre in the mix, pump-house pads poured in one placement so frost has no cold joint to find, and wash-pad floors pitched to a trench drain we form in the same pour. Stock tanks freeze, slabs should not heave.

The five-year joint warranty, with its exclusions printed
Spalling and delamination outside the mapped joints inside five years: ours, materials and labour. Salt in the first winter and de-icer ever after: named on the sheet as yours, in the same type size. A warranty that hides its edges is marketing.

The transit and the tape
Grades shot against the river gauge, the swale walked, the culvert timed after rain if we can catch it. The drainage drawing is pencilled on site and travels with the ticket forever.

The written number
Per-square-foot, sixty days, the joint grid drawn on the plan you keep — including the joints the re-entrant corners will demand, which the eye always forgets.
Pour day
Base, steel, one placement
Aggregate proof-rolled under a loaded truck, rebar chaired, then a single continuous pour — a cold joint on a flood plain is a straw, and the river drinks through straws.

Joints on the map
Control joints sawed within twelve hours exactly where the drawing says. Movement happens in the grooves; the broom finish stays unbroken between them.

Cure-and-seal handover
High-solid acrylic at full cure, foot traffic three days, vehicles seven, and the reseal booked on our calendar for year three. The drawing is yours to keep, pencil marks and all.

Does living on a flood plain change the concrete?
It changes everything before the concrete: deeper aggregate, tighter joint grids at the re-entrant corners, pitch that moves water off the slab and away from the footing, and fibre in the mix where pumps and stock tankers will live. The pour is the easy part; the reading of the water is the trade.
What does entrained air actually do?
Five-point-seven percent of the mix volume becomes microscopic bubbles, and those bubbles give freezing water somewhere to expand other than through the surface. It is the single number that decides whether a slab survives its tenth salt season — it is on every ticket we have ever poured.
How often do joints need cutting, and where?
Within twelve hours of the pour, on a grid mapped at the estimate — typically every ten to twelve feet, tighter inside corners. Depth is a quarter of the slab thickness; anything shallower is decoration and the slab will ignore it.
Can you raise a slab that keeps flooding?
Sometimes mudjacking or a re-pour at a new grade is right, and sometimes the honest answer is that the water needs redirecting before any concrete is spent on it. We quote both cases, and we have talked more people out of pours than into them — that is why the ledger says zero slabs lost since 2004.
How small a job will you take?
A walk, a landing, a pump-house pad. Below about two hundred feet the truck minimums hurt the per-foot price, and we will say so on the phone rather than dress the number up.
Two previous drives drowned on the same spot. Highbank shot the grades, found the swale the builder had buried, and poured a drive that has now outlived three springs of the river being in a mood. The joint map hangs in the barn.
They poured the schoolhouse apron in the last week of August and handed the drainage drawing to the caretaker, who has since produced it to two other contractors as an example. The joints are exactly where the drawing said, which I confirmed against the drawing.
The ferry road gutter was quote-and-wait for six years from the county. Highbank quoted on a Tuesday, poured on a Monday, and the transit never left the truck — they had shot it the first day. It drains, which on this road is a eulogy for every pour before it.
