Published once a year and honoured all of it. These are real starting rates from last quarter's completed builds — your fixed number follows the site visit and the drawing, and it does not move after that.

What we do
The two ways a deck gets built
The drawing first
Every deck here starts as a scaled drawing with the furniture on it — table, chairs, the grill and the path between them. If the drawing does not work as a room, no amount of boards will fix it.
The footing always wins
Posts to 42 inches in concrete, below the frost line the county maps. Blocking at every rail post, a ledger hung on structural screws, joists at 12 inches under any diagonal. Boring in exactly the right way.
The handover, in writing
A warranty folder with the plan, the fastener schedule, the board batch numbers and the care sheet — plus a date stamped on the last joist, where only the next builder will ever find it.

Why publish your rates?
Because every deck company in the county knows them anyway — they are the cost of boards, fasteners, footings and a week of a crew's time. Hiding the arithmetic until a living-room meeting is a sales tactic, and we are carpenters.
What is not in the starting rate?
Demolition of an old deck, retaining walls over 24 inches, and service-panel work for a hot tub — each priced as its own line on the fixed quote, never discovered later.
How do I keep cedar looking new?
Wash it, wait for a dry stretch, and oil it every second spring with the product named in your folder. Or do nothing, and in three years you will have the silver one the neighbours quietly prefer.
Do you build in winter?
Footings until the ground locks, frames in dry windows, cedar boards above forty degrees. The rate card does not change with the season.
