Composite decks — from $57/sq ft

The boards that buy back your Saturdays. MoistureShield and Trex lines installed with hidden clips, twelve-inch joist centres under any diagonal, and a mitred picture-frame border so no cut end ever faces the lawn.

Cedar & ipe decks — from $51 and $92/sq ft

Kiln-dried cedar finished on all four sides before it is fastened, and air-dried ipe for the hardwood that outlives the mortgage. Both quoted on the same drawing as the composite, so the comparison is honest.

Screened porches & covers — from $9,400

The three-season room: screened walls that zip out for washing, ceiling fans wired before the trim goes up, and roofs engineered for the snow load this county actually gets.

Rails, skirting & lighting — from $112/ln ft

Aluminum, cable and glass rail systems with the blocking code asks for, deck skirting that hides the frame without trapping moisture, and low-voltage lighting schematics filed in your handover book.

Re-decks & repairs — from $2,900

New boards over sound framing after a free under-deck inspection — joists, ledger, footings. If the frame is tired we say so and price the rebuild, because re-boarding a dying frame is the most expensive way to buy a year.

One drawing, yours to keep

Every project starts as a scaled drawing with your furniture on it — the table, the chairs, the grill, the path between them. If the drawing does not work as a room, no amount of boards will fix it, and the drawing is yours whoever builds the deck.

Twelve-inch joist centres under every pattern, blocking at each rail post, ledgers hung on structural screws and footings poured at 48 inches. None of it shows on opening day — all of it shows in year ten.

A binder with the plan, the fastener schedule, the board batch numbers, the lighting schematic and the care sheet — plus the build date written on the last joist, where only the next builder will ever find it.

They drew the porch twice because my mother's rocking chair needed six more inches of swing. Nobody has ever redrawn anything twice for us, and the second drawing is the one we built. Two winters later the screens still sit flat and the fan still hangs true.
