What we run

Sand & refinish — $3.95–4.95 / sq ft
The full dustless cut, hand edging, and a three-coat system — sealer plus two topcoats, waterborne or oil. Most whole floors are five working days, rugs back on day seven.

Installation — $7.50–9.25 / sq ft
Solid and engineered, nailed or glued. Boards acclimate on site until the meter says floor and subfloor sit within two percent of each other — no calendar, the readout decides.

Stairs — $70 / step, re-treads $210
Sand the house's originals back to matching timber, or take the worn treads out and set 40 mm oak in their place. Nosings, risers and the first tread your dog uses are all in the number.

Repairs & matching — from $18 / board
Gaps, splits, radiator scars, the patch where the wall came out. We weave reclaimed stock into the old floor one board at a time and finish the whole plane flat.
How Ironline runs
Two rules on every job
Rule one: the number we write is the number you pay — the estimate carries the risk, not the invoice. Rule two: the meter decides. Wood goes down when the moisture says so, finish goes on when the temperature and humidity say so, and nobody's schedule outranks the readout.
The invoice ceiling
Every Ironline quote is a ceiling. If the job runs long because we misread it, that is our day rate, not your problem. Nineteen hundred floors in and the rule has not bent once.
What we do
The three things people call about
The dustless system
Every machine in the van extracts through HEPA, every doorway gets a sealed barrier, and the rooms run negative air while the sanders run. We wipe your skirting on the last day, because the rag coming up clean is the only marketing that matters.
Moisture-metered installs
A wood floor fails from underneath. We take pin readings of the subfloor and the boards, acclimate the stock on site, and lay when the differential is two percent or less — readings twice a day, logged, and the log goes home with your invoice.
Stairs, rebuilt properly
Creaking treads get screwed and blocked, worn noses replaced, and a full re-tread sets 40 mm oak where the pine finally gave out — matched to the landing so guests assume it is original. Other floor outfits in the valley sub their stairs to us; you can go straight to the source.
The shop, in figures
The house was a rental for thirty years — paint on the skirting, lino glued straight to the pine, a dog door cut through the hall. Ironline pulled the lot, found 1902 heart pine under all of it, and finished the whole floor in six days. The agent thought we had replaced it.
