The same card we hand you on paper at the measure. Quotes are fixed, the measure is free, and every line already includes dustless containment, hand edging and the warranty paperwork. If the job finishes under the number we wrote, the invoice comes in under it too.

The method, in order

Measure & meter
Pin readings of the floor and the subfloor, a crawl of every room on hands and knees, and the quote written on the spot. If the subfloor is wet, you hear it before you sign anything.

Contain
Doorways sealed, machines on HEPA extraction, rooms running negative air. The barrier goes up before the first sander starts and comes down the day we hand the floor back.

Sand in four cuts
Thirty-six grit to one-twenty, drum and edge, water-popped where the grain wants it. Flat is the product; sheen is just what flat looks like under a window.

Three coats
A cut sealer, then two topcoats — waterborne or oil-modified, priced the same. Light traffic the next morning, furniture on felt on day three, rugs on day seven.
Why the ledger
A fixed number, in writing
A floor quote moves for one reason: the contractor did not look hard enough before writing it. We meter the subfloor, count the stairs, pull the shoe moulding and price the lot. Then the number sits still — it has sat still through two thousand four hundred jobs.
The ceiling rule
The quote is a ceiling. If we misjudged the job, the overrun is ours; if it comes in under, the invoice comes in under. In eighteen years the second case has happened often enough that customers ask about it.

Is dustless actually dustless?
It is dustless where it counts: every sander extracts through HEPA and every room runs sealed with negative air. You will not wipe grey film off a shelf on the last day — if you do, the final clean is on us.
How long are we off the floor?
Waterborne: light sock traffic the morning after the last coat, furniture on felt at 72 hours, rugs after a week. Oil-modified adds a day of cure and two days of a smell the neighbours will envy.
What does moisture-metered mean?
A pin meter in the subfloor and in the boards, twice a day, until the two readings sit within two percent of each other. That is when wood goes down — not when the calendar says so. It is why a Truegrain floor does not cup in August.
Can you match a floor from the thirties?
Usually, from the reclaimed rack behind the shop — demolition oak, barn pine, gym maple. We match one board at a time, and the seam becomes the adjuster's problem, not yours.
What does the warranty cover?
Five years on the finish — peeling, clouding, wear-through — and two years on the lay, in writing on the estimate. It is honoured by the same two names that signed it.
