Five things, priced in the open

Dustless sand & refinish — $4.10–5.10 / sq ft
Four cuts from 36 to 120 grit, hand edging everywhere a drum cannot reach, then three coats — sealer plus two topcoats, waterborne or oil, same price either way. A whole house is five working days.

Screen & recoat — $1.65 / sq ft
For floors that are tired rather than damaged: one light abrade, one fresh topcoat, done in a day. If your floor needs the full cut we will tell you and talk you out of paying for it.

Stair sanding — $68 / step
Treads, risers and stringers stripped back to timber and finished to match the landing. Most staircases are done in two days with the banister usable throughout.

Board repair & weaving — from $17 / board
Radiator scars, the patch where the wall came out, the board the dog argued with. Reclaimed stock matched board by board and woven in flat — the seam should be our secret, not your problem.

Stain & colour matching — flat $140 per run
We mix and hand-rub sample panels on your own boards, in your own light, until the colour is right. The fee comes off the job when you book it.

What the valley says afterwards
I had booked a hotel for the week because everyone told me sanding means dust for a month. I cancelled it on day two. On the last afternoon I ran a finger along the top of a door frame and there was nothing on it. Nothing.
They found water damage under the fridge that three other firms had quoted to board over. Grit & Grain pulled four boards, matched 1930s pine from their own rack, and I genuinely cannot tell you which four. My sister-in-law tried and failed at Christmas.
Our stairs were carpeted in the seventies and varnished sometime before that. Two days of work and they are the best-looking thing in the house. The crew even re-hung the stair runner rods they had to take off.

Is it genuinely dustless?
Dustless, not dust-proof: the machines extract through HEPA filters and the workrooms run under negative air, so what dust is made travels into the filter instead of onto your possessions. We wipe the skirting ourselves on the last day — if your cloth finds grey film we could not, the final clean is free.
Can we sleep in the house?
With waterborne finishes, yes — rooms are sealed off while work runs and each floor cures overnight. Oil-modified finishes smell like a boatyard for two days, so we will talk it through before you choose them. Nobody has needed a hotel yet.
How long until furniture returns?
Sock traffic the morning after the final coat, furniture on felt pads after three days, rugs after a week. We leave the dates written on a card on your kitchen counter, because you will forget them and so would we.
We have a dog. And a toddler.
Good — those are our two most common co-workers. Keep both off the fresh coats during cure, and tell us at the quote stage: we schedule families room by room so there is always one finished room to live in.
Why a range on the refinish price?
Board condition and room count move it. Simple open floors sit near the bottom; small rooms with radiators, hearths and thresholds sit near the top. The measure is free and the number we write is the number you pay.
