A crack is the wall taking notes on everything the soil, the frost and the water have done since the footings were poured. Vance & Cotter reads the notes — polyurethane and epoxy injection for cracks that weep, wall anchors and channel steel for walls that lean, piers for footings that have quit — and the score stops there. What we fix, and what it costs

Crack injection

Ports bonded along the run, low pressure from the bottom port up. Epoxy glues structural cracks back into one wall; polyurethane foam sets inside wet cracks and flexes with the seasons instead of popping out of them.

Wall anchors & steel

Earth anchors in undisturbed soil, rods through the wall, interior plates torqued on a schedule — for block and poured walls leaning inward. Channel steel slab-to-joist where the bow sits high or the outside is a patio worth keeping.

Perimeter drain & sump

A channel cut inside the footing, collection at every cold joint, all of it daylit into a sealed basin with a battery-backed pump and a high-water alarm. The floor stays dry with the yard untouched.

Helical piers

Steel shafts screwed down to strata that can carry the house and bracketed under the footing one lift at a time, every pier logged to refusal torque. The answer when the ground under the footing has quit its job.

Crack diagnosis

A dime, a crack gauge and a string line tell more than a sales pitch: width, direction and movement sorted into shrinkage, settlement or pressure — and only the last two ever get a repair. A third of what we read gets told to wait.

Stone & block repointing

The old foundations of Brakefield — rubble stone and triple-wythe block — fail at the mortar, not the mass. Raked out, repointed in a compatible lime mix, and the basement stops breathing damp into the floor above.

Gauge every crack

Width and direction, logged with a date — a dime-wide stair-step in block reads differently than a hairline vertical in poured concrete.

String the walls

A line from slab to joist tells the truth about bow. Fourteen millimetres gets a monitor; forty gets an anchor plan.

Profile the slab

A laser run corner to corner finds the low side — the corner that has been settling is usually the corner the cracks point at.

Read the water

Moisture at the base, mineral beard on the crack, tide line on the storage bins — water writes its own report, in order of arrival.

The Vance shop

The crack over the cellar door had been growing since the nineties and two outfits sold me whole-wall anchors from the driveway. Vance & Cotter gauged it, told me it was shrinkage that had finished, and charged me for the reading. Four years on it has not moved a millimetre — and they gained every neighbor I have.

How do I know a crack is structural?

Direction, width and whether it is moving. Vertical hairlines that have held the same width for a decade are usually shrinkage; stair-steps in block, horizontal lines at mid-wall, or anything past a dime wide gets gauged and strung before anyone says a word. That is what the reading is for.

Will you have to dig up the yard?

Almost never. Injection works from inside; interior drains are cut at the footing; anchors need one access pit per plate. Piers go in through a doormat-sized hole with a machine that fits through a gate — the flowerbed usually survives.

Why does a third of your readings say do nothing?

Because a finished crack is a record, not a wound — old movement that has run out of energy. Selling anchors on those walls would be the easiest money in the county and it would be theft. We tape the gauge reading, tell you what change would worry us, and leave the card.

How fast can you get here?

Water on the floor is 48 hours, county-wide, any month. Readings run inside the week. The repair calendar depends on the thaw — March fills up with February phone calls, which is why the notice at the top of the page exists.

Is the warranty worth the paper?

It transfers with the house at no charge and it has outlived two of our competitors. Piers and anchors carry twenty-five years, injection and drains ten — written against the log we leave, so the next owner inherits evidence, not adjectives.
