Lakeside & hillside modern — Cascade & Oak, Bellwood

Glass on one side, forest on the other, and nothing else.

Cascade & Oak designs and builds modern homes where the view pays the mortgage: blackened cedar, bronze-framed glass, and interiors that get out of the way. Eight homes a year, lakeside to ridgeline.

Sound familiar?

A view this good deserves a builder who has read a window schedule.

Modern homes fail at the details: the corner mullion that leaks in year three, the cedar that was never meant to blacken that fast, the builder who "does it like a normal house, but glassier". We build modern only, and we build it once.

  • Envelope first, drama second Every Cascade home starts airtight and insulated past code — the glass is only as good as the wall it sits in.
  • A 3D model you walk before we build Every client walks their unbuilt home at full scale. Corners get changed in the model, not with a chequebook on site.
  • Crews that build modern only Our carpenters have not framed a colonial in a decade. Specialization is not a slogan; it is why our corners close.
The best room is the one the landscape is already decorating.

The path to keys

1

Site & view study

We read the land, the light and the bylaw before drawing a wall. Free, and occasionally the best money you never spent.

2

The model

Design in 3D, walked at full scale, revised in the model. You sign the walkthrough, not a floor plan you cannot stand in.

3

The fixed build

Foundations to keys, one contract, weekly photo proofs. Ninety percent of our builds finish early or on time.

Walking the house in 3D before a shovel touched dirt felt like a gimmick until it caught a hallway that would have been wrong forever. Changed in the model, free. Believer.
The Ito-Blakes · Lantern House, 2026
Third winter, corner glazing, zero condensation, energy bills like a cottage. The envelope-first pitch was real. The view is also real, every single morning.
S. Marchand · Hill House, 2024
They finished our remodel eleven days early and the glass corner is plumb to the millimetre the inspector checked twice because he did not believe it.

Figures, before feelings

Every range below is a completed contract from the last two years, not a market guess. Your fixed figure follows the site study and the model you walk.

The envelope number, measured

We publish heating performance because we meter it. If your Cascade home heats above the modelled line in year one, we find the leak and fix it on us.

Read the land before drawing

Is modern more expensive to build?

Honest answer: the glazing is, and the envelope discipline is not. A Cascade home costs more per square foot than a spec build and less per decade than a leaky one — the heating line in our figures is measured, not modelled.

Do you build traditionally styled homes?

No. We would be mediocre at it and you deserve a builder who is not. Ask us for the two traditional builders we refer — they send us their modern clients back.

Can we use our own lot?

Most clients do. The site study reads slope, access, septic options and bylaw before you commit to anything — including to us.

What does the walkthrough sign-off mean?

You approve the design standing inside it, virtually, at full scale — ceiling heights, sightlines, the view through every window at the hour you drink coffee. It is the single best decision-saver in our process.

The lot is waiting. So are we.

Start with the site study — it is free, and it is honest.
