The industry runs on allowances, change orders and a shrug at the end. Havenmark was started by a project manager who watched too many families pay twice for one house, and wrote a contract that makes the shrug impossible.

  • Fixed price, fixed scope The number you sign is the number you pay. Site risk is priced before ground breaks, not discovered after.
  • One architect, start to keys No handoff between the person who draws it and the crew who builds it — the drawing and the building answer to one desk.

The site consultation

Ninety minutes on your land or in your rooms. You leave with a written feasibility read and a budget band — free, and yours to keep.

The fixed contract

Drawings, selections and a price that already carries the risk. Sign once; nothing after it moves unless you ask.

The build, proven weekly

A finish date on the wall, a Friday report in your inbox, and a walkthrough that ends with keys.

We built once before — eleven change orders, seven months late. Havenmark handed us a fixed number at the first meeting and the final invoice matched it to the dollar. The house is the quietest thing we have ever owned.

Will you really hold a fixed price on a custom home?

Yes — because the fixed number comes after the drawings and the site study are done, not before. The feasibility study prices the risk into the contract; 84 projects and zero overruns is what that discipline buys.

Do we need our own architect?

No. Half our clients arrive with drawings and half with a folder of photos. Our studio architect designs to the same contract either way — and the builder and the drawer share one desk, which is the entire point.

How long is the wait?

The studio takes six projects a year and is currently booking nine to twelve months out. A feasibility study can start within a month — it is the smart first spend on any site.

What if we want something smaller?

We say so and refer you out — honestly, and with two names. A $90k project deserves a builder whose machine fits it; pretending otherwise is how budgets break.
