Cold-climate units quoted in today’s refrigerants — R-32 and R-454B equipment as the R-410A phase-down tightens — with the handling certification your warranty rep wants to see on file.

Two-stage 96%+ furnaces and SEER2-rated condensers, sized to the plan’s Manual J rather than the lot’s square footage, and matched across coil and air handler.

Zoning & controls rough-in
Two- and three-zone systems wired at rough-in for the floor plans that sell better with them: damper motors, panel, and a thermostat per zone — not a promise to add it later at retrofit prices.

Ventilation & HRVs
Heat-recovery ventilators ducted and balanced for the tight envelopes your energy rater demands — fresh air that arrives pre-warmed instead of arriving as a line item on the blower-door report.
Our frame walks are calm because Merrow & Field’s rough-ins are boring — hung where the drawings say, pressure-tested before cover, photographed for the file. In thirty-one years of building I have never once had to open a wall for them.

When do you need the plan set?
Before pricing, ideally at permit. The Manual J takes the drawings as they are and flags the chase sizes, register counts and any room the layout quietly starves — while a change costs you a pencil stroke instead of a change order.
How do you price — per house or per square foot?
Per plan, from the load calculation. Square-foot pricing is how a 2,400-square-foot house with a wall of north glass ends up with the wrong machine. We will bid per-house against your takeoff, and repeat plans come back fast because the calculation is already on file.
Can you hold a pour-day schedule?
That is the trade’s whole reputation and we treat it that way: in-slab work dated to your inspection calendar, rough-in crews that arrive at framing (not after it), and a superintendent line that a human answers on pour day.
What happens at the refrigerant changeover?
New construction quotes default to A2L equipment — R-32 and R-454B — with the detection and handling requirements designed in rather than retrofitted. Your buyers’ warranty and your energy rater both stay quiet, and the commissioning dossier records which refrigerant each unit holds.
Do you cover service after handover?
Yes — that is what the agreements above are for, and the commissioning dossier is the reason they are cheap to honour. The tech who balances the system in year three reads the same numbers the installer recorded at day one.
