Four contracts, one crew
Offices & common areas
Walls, ceilings and demountable partitions in scrubbable eggshell, done floor by floor overnight with the lifts, carpets and workstations masked to a template we keep on file. Stairwells and lift lobbies — the parts every visitor sees — are cut in by hand; the open floors are rolled and laid off wet, never sprayed where extraction cannot reach.
Clinics & care homes
Low-VOC, low-odour systems that pass an infection-control review: primer and finish chosen from the spec sheet your facilities team already trusts, applied between shifts, with each suite signed back into service on a card your nurses can read at a glance. Hand-applied only — a spray gun has no business beside a ventilation intake.
Hotels & hospitality
A rotating programme that takes one wing at a time and never takes your occupancy with it: corridors at night, suites between check-outs, the lobby in the small hours. Sheen maps are written per surface — scrubbable satin on the doors guests lean on, dead-flat matte on the ceilings they photograph.
Retail & brand rollouts
Colour matched to the brand book down to the Pantone reference and proofed on your own wall before a single litre is committed — a chain of eleven doors will read as one colour under eleven different lighting schemes or the repaint is ours. Signage zones masked and sprayed separately, after-hours so the till never stops.

The site walk
After-hours access, measurement by laser, and a written spec: rooms, coats, sheens, dust containment and the nights each area is ours. Fixed price inside 72 hours.
Containment & protection
Flooms and sheeting to a drawn plan, HVAC capped, tack mats at every threshold. Your cleaner signs the same protection sheet our foreman does.
Prep, prime, finish
Repairs feathered and sanded to 220 grit, blocking primer over every stain and patched crack, then two finish coats — rolled and laid off on open floors, cut by hand at every edge a roller cannot argue with.
Inspection & sign-off
A raking-lamp walk with your facilities lead at 06:30, punch list closed on the spot, and a sign-off card per floor that goes in your compliance file.
Eleven floors, a fully occupied building, and not one tenant complaint — I have never written that sentence about a contractor before. The brand colour matches across three different lighting schemes, which their proof-on-the-wall step is apparently the reason for. The sign-off cards went straight into our compliance file.
The opening-date clause
The completion date is in the contract with a penalty we pay per late day — not a discount we negotiate afterward. In twenty-one years we have bought our own extensions twice, and both times the client knew before the shift did.
Fair questions
Can you really work entirely overnight?
Yes — a standard floor is a 20:00 to 06:00 shift, silent equipment only, with the area handed back clean and dry before the first arrival. The only things we do in daylight are the site walk and the sign-off.
What about ventilation in occupied buildings?
Everything is specified from your facilities team’s approved list: low-VOC primers and finishes, hand application wherever an intake cannot be capped, and air-quality readings on request for healthcare contracts.
How do you match our brand colour?
From the brand book, the Pantone reference or a swatch of the signage itself — proofed on your own wall under your own lighting and signed off before the bulk order is placed. Chain-wide rollouts read as one colour or the repaint is on us.
Are your painters employees or subcontractors?
Employees, badge-carrying, background-checked for the hospital and school contracts, and the same faces for the length of the job. The foreman who quoted your building runs its night shifts.
Do you handle the walls AND the ceilings?
Both, plus partitions, railings, plant markings and line-striping where a site needs it. One spec sheet covers every surface, so nothing gets argued about at invoice time.
