The fine print, up front
How to read the sheet
Every rate covers the prep — washing, sanding, spot-priming, caulk — plus two finish coats and the clean-up. Paint is billed at what the till rang up, receipt stapled to your invoice. The only way the total moves is the room count, which we confirm together at a free walkthrough before a drop cloth leaves the van.

This sheet is the 2009 sheet, adjusted for paint. If someone quotes cheaper, ask whether furniture moving, ceilings and the second coat are extra. They usually are.
How it goes
The whole visit, start to vacuum
The same sequence on every job — the only variable is how many rooms you counted.
The walkthrough — free, thirty minutes
Tape measure out, room count agreed, ceiling heights noted. Any room the sheet does not fit — double-height halls, odd pantries — gets its own line written in front of you.
The fixed number — same day
Rooms added on the sheet, paint estimated at cost, dates offered. You sign nothing until the total and the calendar both look right.
The room, contained
Furniture to the centre under plastic, floors sheeted, a tack mat at the door. The tent goes up in twenty minutes and comes down with the last tape ball.
The coats, cut and laid off
One primer on repairs, two finish coats, lines cut by hand at ceiling and trim. Ceilings first, walls second, woodwork last — the order that never needs a touch-up.
The hand-back
Everything returned, floors vacuumed, leftover paint labelled by room and left on your counter for the day life happens to a wall.
I added their sheet in the parking lot and assumed it was a mistake. The invoice matched it to the dollar — the first painter in Alder Springs to hand me a number before the ladder came out.

Two bedrooms and a hall, done in two days, invoice within four dollars of the sheet — the four dollars was a second tin I chose. The dog liked them more than she likes us.
I asked for the cheap one-coat on the rental and they talked me out of it — showed me the maths on turnover scrubbing instead. Two years of tenants later, the walls still wipe clean.
The cabinetry spray line sounded high until I priced replacement doors. Fourteen hundred dollars turned a kitchen people offered to discount into one they compliment. Cheapest renovation I have done.
The rate is the rate
If the invoice exceeds the sheet for the same room count we walked through, you do not pay the difference. Sixteen years, one sheet, no asterisks we have ever had to explain twice.
