The shore method
Read the plumbing, then place
Nine palmetto files in ten on this shore are a plumbing story wearing an insect costume: the sewer stack breathes warm humid air that reads as a highway sign, the weep holes are un-screened doorways, and the gap behind the dishwasher is a drawbridge nobody raised. Palmetto & Peel closes the doors first, then places the gel the keyed strain actually eats, then proves the file on monitors — the same order every time, because it is the order that survives a wet August.
The 30-day shore clause
Live activity of the species on your work order inside 30 days and the follow-up is free — rain, humidity and tourist season notwithstanding, on the calendar within 48 hours of your call. The clause is printed on the work order and it has never had an asterisk.

Read the plumbing
Clean-out, stack, weep holes, dishwasher gap — the doors get mapped before anything gets placed, because gel on the counter never fixed a sewer.
Key the strain
A specimen to the jar and the matrix follows: glucose-averse roach colonies get the fructose-free gel, ghost ants get the sweet one, and the label goes on the work order.
Place and seal
Gel in the voids, dust in the weeps, screens on the gable vents, sweeps on the doors — placement and exclusion on the same visit, in that order.
Prove on monitors
Day 14 and day 30: counted against day zero, graphed on the work order, and closed on the count — not on the absence of a scream.
The route, in figures
Three companies sprayed our kitchen for palmetto bugs in two years and the fourth found the actual door: an un-screened clean-out breathing humid air under the slab. Palmetto & Peel treated the stack, screened the weep holes, sealed the dishwasher gap, and the file closed on a monitor count — the graph is on the work order. Nobody had ever shown me a graph before, and I have not seen a roach since.
The ghost ants were in every bathroom and smaller than the word ant implies. They keyed them in ten minutes, baited with the sweet gel instead of spraying, and the trails folded inside a week. When I called about two stragglers on day 20, the re-check was free and friendly, exactly as printed.
Wing piles on the sill every May and two outfits telling me it was nothing. Palmetto & Peel sounded the rafter, found the drywood colony, injected the galleries and mapped the member — and this May, for the first time in six years, the sill was just a sill.
The crawlspace audit is the unglamorous hero. They wrote the humidity numbers down, sized the dehumidifier for the HVAC company, and the ghost-ant pressure fell by half before a single gel went in. That is a pest company that understands what the coast actually is.

Does a palmetto bug mean my kitchen is dirty?
No — it means your plumbing is warm and your weep holes are open. The American roach lives outdoors in the palms and the storm drains and comes in for humidity, which is why the fix is the stack, the screens and the sweeps rather than the mop. The cleanest kitchen on this shore gets them if the doors are open, and the work order says so in those words.
Why does spray make ghost ants worse?
Because a ghost ant colony buds under pressure — spray the trail and the queens scatter into several new colonies, each one harder to find than the last. The sweet gel does the opposite: workers carry it home and the colony drinks itself closed. Then the entry they used gets sealed, which is the part that keeps next month quiet.
Drywood or subterranean — does it matter which?
Entirely, and the wing pile cannot tell you. Drywood colonies live in the member itself — galleries injected, the wood sounded and mapped. Subterraneans come from the soil — bait stations on a grid, the colony eliminated at the source. The inspection tells you which one you have before either program is priced, and the determination is in writing.
What happens when it rains after a treatment?
Almost nothing: the exterior materials are rain-fast inside thirty minutes, and the forecast is checked before the truck rolls. What genuinely cannot wait out a named storm gets rescheduled free, and the monitor counts — which live indoors — keep the file honest regardless of weather. We have never once blamed the rain for a count.
We rent. Who calls — us or the landlord?
Either, and the work order does not care. Palmetto files are usually the building’s plumbing, so we write the report so a property manager can read it: what was found, which door it used, what was sealed, what the owner should know about the stack. Tenants get the same 30-day clause as anyone else on the shore.
