Northmark quotes, hangs and warranties by number: walls measured flat, openings counted, fasteners set to the manufacturer’s wind table, and every figure printed on the quote you sign. Tear-off to bare sheathing, wrap and flashings before a board, a 10 mm rain-screen gap behind every course — itemized, not implied.

Count the wall
Measured flat, openings counted, the fastener schedule drawn from the manufacturer’s 130 mph table — before the quote, not after.
Close it in
Tear-off to sheathing, repairs priced ahead, wrap lapped, taped, cap-nailed, flashed at every opening. Watertight by nightfall.
Hang the count
Starter to a laser, blind-nailed on gauge, exposure checked every course — 6.25, 7.25 or 8.25, as ordered.
Seal the joints
Butt joints cut clean, left 3/16″, sealed flexible. Tight joints crack; drawn joints move with the valley’s seasons.
File the papers
Magnet sweep, touch-up kit, and both warranties registered the same week — five years labor, up to thirty finish.

Why itemized beats estimated
An estimate rounds in the estimator’s favor and hides the two lines that matter — sheathing repair and flashing count. The Northmark quote itemizes both, prices the repair band before the tear-off finds it, and carries the fastener schedule on its second page. When a manufacturer’s inspector measures our wall against our paper, the two agree.
The five-year count
Fastening, flashing, sealing and every caulk joint, re-done free inside five years — and the itemized quote is the checklist we audit against. The manufacturer carries the board to thirty; we carry the hang; you carry the folder.
The ledger, in figures
The quote had a line for fasteners. A line, for fasteners. My brother the inspector read it twice and told me to sign it before they came to their senses. The wall went up in fourteen days, exactly as itemized, and the folder is in the fireproof box.
Hail in June, scope in the adjuster’s format by Friday, full elevation agreed without a supplement. The itemized count of broken boards — forty-one — was what carried the claim. That number did the arguing.

What exactly is a fastener schedule?
A table from the manufacturer’s manual: fastener type, count and placement per board for a given wind rating — Northmark builds to the 130 mph line. It is printed on the second page of the quote, and it is what a warranty auditor measures to after a storm. Most quotes never mention it; ours leads with it.
Why refuse overlays?
Because the arithmetic fails: an overlay adds a second layer of nails into old material, traps moisture against the sheathing, and voids the fastener schedule the finish warranty depends on. The measured cost of tearing off is a line on our quote; the unmeasured cost of not tearing off is somebody else’s invoice at year eight.
Is the insulated panel worth the number?
On a river-facing wall, the figures that matter are R-3 to R-5 continuous at the stud face and the siding on its own track — warmer and quieter, measured in the first winter. On a sheltered wall we print both numbers and take the smaller sale. The ledger keeps us honest.
How do storm scopes work?
We photograph every strike from our ladder, count the broken boards, and write the scope in the adjuster’s format — measurement, cause, code, line by line. You file it, we meet the adjuster at the wall, and nothing is torn off until the number is agreed. The count is what carries the claim.
What if the schedule slips?
Storm days are printed into the calendar as buffer, and a slip is a phone call with a new date attached — not a surprise. The wrap is the weather skin from close-in onward, so an open Northmark house is a dry house while the calendar catches up.
