Two hundred freeze-thaw cycles a year. We lay for all of them.

Water gets into a wall, freezes and prises it apart a hair at a time — the Bluff gauge runs the count higher than anywhere in the county. Tufa Range lays three-coat with the water managed out: paper, furred lath, weep screeds, joints at every structural break, and colour cured inside its temperature window or not at all. The mountain sets the calendar; we publish it and keep it.

The laying window at the Bluff runs May to September — colour needs seven dry days above four degrees or it checks by the first frost. Snowline readings open in April: (555) 035-7782.

The Tufa Range doctrine

Cold is a schedule problem, not a reason

Mountain stucco is lowland stucco with the water disciplined and the calendar respected. The scratch goes on with a cold-weather admixture in the shoulder months, the brown cures under a heated tent when the night dips, and the colour waits for a genuine warm window — because freeze-thaw does not crack walls that never held the water in the first place. Joints at every floor line, weeps at the grade, two layers of paper behind furred lath: the parts the frost tests are the parts nobody photographs.

The full system — scratch, brown and integral colour over paper and furred lath — laid inside the mountain’s calendar. Tented and heated cures when the night threatens, admixture-dosed scratch in May and September, and a brown coat rodded plumb to a string that stays up until the wall is true. Walls up here fail from water held in, so every lay drains: weep screed at the grade, joints at every structural break, kick-outs the original builder skipped.

EIFS with the envelope sealed

Foam, mesh and coatings over a weather barrier — insulation that earns its keep in a Range winter and keeps score on every bad detail forever. Vapor drive at 8,000 feet pushes hard both ways through a season, so the envelope is sealed, drained and weeped to suit the exposure, and every opening is cut by the moisture map rather than the eye. The insulation stays on the house; the water detail gets fixed in the same cut as the damage.

What winter cracks, the short summer mends: fractures V-cut, grouted and meshed until they disappear, and patches matched to the tone, the sand grain and the texture of the field around them. On the old miner’s cottages we consolidate in kind with lime instead of replacing — a century of freeze-thaw is worth keeping, and the probes usually say the wall is sounder than it looks.

  1. April

    The reading

    The snow clears, the probes come out — moisture at the trim, corners and grade, the frost damage mapped crack by crack, and the joint survey drawn on every elevation. The panel is mixed the same week.

  2. May

    Water details & lath

    Flashings, kick-outs and sill pans corrected the moment the frost allows, then two layers of paper, furred wire and the weep screed. Every inch of it is the anti-freeze system the wall will live by.

  3. June

    Scratch between cold snaps

    Admixture-dosed, thrown stiff in the warm half of the day, scored horizontal — and tented overnight without exception. The mountain gets a vote on the schedule; it does not get a vote on the cure.

  4. July

    Brown, rodded & tented

    The coat that IS the wall: rodded plumb, floated to tooth, corners struck, cured seven days under tent and heat if the night dips. Two millimetres is the tolerance; the string is the judge.

  5. August

    The colour window

    The settled weeks the integral colour waits for — one batch, one continuous wet edge per elevation, fog-cured against the alpine drying wind. Seven dry days or it does not go on. It always has, so far.

  6. September

    Wash-down before the frost

    The wall gets its wash, its photographs and its file a full month before the first hard freeze — because year one is the winter that decides whether the next fifty go quietly.

Can you really stucco in this climate?

The Range has been doing it since the mining company built the first cottage — the question is whether it is detailed for the frost. Water is what freezes; our walls hold almost none of it: two layers of paper, furred lath, weeps at the grade, joints at every break, and coatings cured inside their window. The gauge counts two hundred freeze-thaw cycles a year, and the 1911 faces we maintain prove the system outlasts the argument.

Why do expansion joints matter more here?

Because the wall moves more — thermal swing at altitude runs forty degrees in a day, and stucco is rigid while the frame under it is not. A sealant joint at every floor line and structural break gives that movement somewhere designed to go; without one, the movement picks its own place, every winter, until you learn its habits from the crack pattern. Joints placed by the trowel’s reach rather than the structure’s steps are decoration, and the frost finds them.

Does EIFS survive a Range winter?

Detailed for it, superbly — the insulation is exactly what a heating bill up here wants. The two failure paths are water behind the foam and vapor driven the wrong way, and both are detailing questions: sealed envelope, drained cavity, weeps at the base, sills that shed. We scan before we quote and open only what the map condemns.

How do you match colour when the sun is this harsh?

With a panel that has lived through the weather. Ultraviolet at altitude shifts tones fast, so candidates cure on your wall for weeks — frost, glare and alpine drying included — and the batch answers to the survivor, not to the swatch. The 1911 greys we match every few years have not drifted a shade.

What happens if the frost comes early?

The calendar moves and the clause holds. Colour not yet laid waits for spring — laid colour gets tented and heated through its cure at our cost, because we chose the window. In thirty-four seasons an early frost has cost us schedule, never a wall; the rate sheet already contains the tent.

The tram station had eaten three paint systems in fifteen years — the frost was through the block before we called. Tufa Range papered, lathed and weeped the whole south face, cut joints at every floor line, and laid colour in one August week. Two winters on, the straightedge sits flat against the wall at dawn and there is not one new line in it.

They stitched the thaw cracks on our 1908 cottage in lime, matched the tone off a panel that cured on our own porch through a September frost, and told us the gable needed nothing else — which the probes proved. The reading document alone was worth the call; the wall is now the best-insured thing we own because of it.

Our EIFS gable was condemned by one bid and painted by two owners. Their scan showed dry foam and one leaking sill — renewed in a day, matched so well the county assessor photographed it, and the envelope was resealed and weeped the same week. The heating bill dropped the very next winter, which nobody had promised.
