Tesoro lays traditional three-coat stucco the way grandfather laid it in 1968 and renews EIFS the way the manuals actually intend — by the moisture map, opening only what the readings condemn. The difference between the two systems is not a price tier; it is which one your wall, your climate and your details are asking for. We do both and we say which.
The Tesoro creed
Two systems, one honesty
Three-coat is rock, sand, cement and water — heavier, older, dumber in the best way, and it forgives. EIFS is foam, mesh and coating — lighter, warmer, harder-working, and it keeps score on every bad flashing detail forever. Neither is a shortcut. What we refuse is the outfit that sells one because it is the only one on their truck.

The craft menu
New three-coat stucco
Scratch, brown and color over paper-backed lath, each coat cured on its own clock and the brown rodded true to a string. The wall your grandfather would recognize — and the one your grandchildren repaint instead of replacing.
EIFS renewal by the map
Scan, probe, then open only what the readings condemn — usually a flat sill or a missing kick-out feeding water into otherwise sound foam. The insulation stays on the house and the opening disappears into the texture.
Patch & match
Repairs, additions and the previous owner’s experiments: V-cut, grouted, meshed and matched to the tone, the sand grain and the texture of what is already there. A patch that announces itself is a re-do waiting to happen.

The same five stations on every elevation — the calendar between them is the wall’s, not ours.
The verdict
Probes at the trim, corners and grade line; a sample panel mixed at the truck and bolted beside the old wall to cure in your own light.
The water details
Flashings, kick-outs and sills corrected before any plaster is mixed — coating over a leaking detail is a scheduled disappointment.
The scratch
Paper-backed lath furred and lapped, the coat thrown stiff and scored horizontal. Two days of rest, whatever the schedule wants.
The brown
Rodded plumb to a string, floated to tooth, corners struck straight — the coat that IS the wall, cured a week minimum.
The color
One continuous wet edge per elevation in the tint the panel earned, then the wash-down a week later and the ten-year clock starts.

Recent walls
Six elevations from last season, photographed the morning the scaffold came down.
The scan said our EIFS was a thirty-square-foot problem with a leaking sill, not the whole-gable demolition the first bid priced. Tesoro opened exactly what the map condemned, fixed the sill in the same cut, and to this day I cannot find the patch from the street.
They matched a 1974 texture I was told was unmatchable — the sample panel sat on our porch for three weeks while they got the sand grain right. The new section reads as one wall in morning light and in the five-o’clock shadow, which is the test the old wall itself set.
Third-generation outfit, and it shows as calm: the crew arrived when the letter said, the scaffold came down when the letter said, and the brown coat sat for nine days because the fog said so. The color has gone through two coastal winters and reads deeper, not worse.

The cure clause
If a coat we laid cracks from being rushed, it was us who rushed it — and we re-lay it at our cost. The clause has never been invoked, because the calendar between coats belongs to the wall, not to the booking sheet. In writing, with the warranty, on every contract.

Three-coat or EIFS for a coastal house?
Both work; they fail differently. Three-coat is dense mineral that forgives and repairs forever. EIFS insulates and performs beautifully — right up until one bad sill detail lets water behind it, which is why our EIFS work always starts at the water details. The survey tells you which side of that trade your house is on.
Can you match my existing texture?
That is most of what the yard does. The panel gets mixed with the same sand the valley quarry sells, troweled to the same pressure, and cured beside the old wall — because texture is sand plus hand plus time, and two of the three cannot be seen until the third has passed.
What does the $280 survey include?
Probe readings at trim, corners and grade; a moisture map of any suspect elevation; the sample panel left on your wall; and a written verdict you can hand to another contractor if you like their calendar better. It comes off any work we then do.
Do you paint as well as plaster?
We re-color — mineral and elastomeric finishes troweled or rolled onto sound walls — but we are not a painting service, and we will tell you when paint alone is the honest answer. A wall that needs prep, not plaster, gets told so and charged accordingly.
How far out is the season?
Lays book five to six weeks out from May, repairs and re-colors inside two. The survey happens the week you call, and the sample starts curing that day — which is the long pole on every job anyway.
